“Tyler came out today and went above and beyond to fix a problem that ended up being a lot more than what we discussed over the phone. We were able to get it fixed the same day! Tyler’s price was more than reasonable. He was kind and showed up early to the job! A+ review for this guy. If you have any issues I strongly suggest you use him.”
— Riley Sullivan · Verified Google review for Steadfast Septic
“Tyler is awesome, his vast knowledge of his work is very impressive. My husband and I needed a septic repair. I loved working with him, not only did he get the job done but he was very personable and walked us through the entire process. There was no pressure when he came to check out the system to go with him just pure honesty on the job that needed to be done. 10/10 job and would highly recommend, he is your go to guy for septic!!”

“I emailed this company regarding a few questions/concerns about my septic system and promptly got a phone call. They scheduled over the phone and took some information about the system. I received confirmation texts and a heads up that they were on the way. Tyler was thorough and professional. Great experience as he was genuinely concerned about my issues at hand. Excellent service!”
— Josh Gray · Verified Google review for Steadfast Septic

Verified Google reviews for our sister company, Lilly’s Septic Service in King County, WA — 450+ five-star reviews. Steadfast is that same operation, same crew leadership and same standards, brought to North Idaho and Spokane County.
Our septic system was acting up, and after two disappointing and frustrating experiences with other companies, we were desperate for someone reliable, knowledgeable and good at troubleshooting. This team was a game-changer! They responded quickly, knew their stuff, and pinpointed the problem in just 30 minutes. They gave me a clear cost estimate on the spot and had a crew out within a week to fix it. Our system’s back to normal, and the relief is unreal (no pun intended!). Huge thanks to Darren, Josh, Jeremy, Tyler, and Grace for their professionalism and care. You guys deserve 10 stars out of 5!
Repair & TroubleshootingIf you need a septic company, this is the one you need. I cannot recommend them highly enough!!! Tyler took my call in the morning, put me on their schedule for the same day, communicated thoroughly through the process, did some research and troubleshooting and by 1pm he had our pump running again. Perfect manners, immaculate business ethics, highly professional, local through and through. I would give them 10 stars if I could! Literally, restored my faith in humanity today. Thank you!
Emergency Pump FailureWe had an issue with our septic system drain-field over the weekend. On Sunday I left a msg on the phone for Lilly’s service. Monday morning I received a call and within an hour Josh and Tyler were at my door to assess the situation. They camera scoped the lines and explained the issue going on. They were very thorough and provided recommendations for correction. No pressure, no sales hype, just straight forward sharing of knowledge. I will be proceeding with Lilly’s to conduct the work needed. Good group, quick and responsive.
Drainfield DiagnosisTrue professionals! Darren and his team were extremely friendly and informative, answering our long list of questions pre-install, and orchestrating an extremely complex install project with multiple other vendors (plumber, electrician, tank manufacturer) over two days. It was impressive to watch, and we felt very well taken care of throughout what turned out to be a major process. I would hands-down recommend Lilly’s Septic Service to anyone needing a septic system installation or service.
Complex System InstallTyler showed up ahead of schedule and began assessing the issue with our septic system quickly. He took the time to determine the problem before just performing the requested pump out. He quickly replaced the float for the pump gave us great information for the future. Will use them again when we have an issue!!
Diagnosis Before UpsellHave used Lilly’s a couple times recently for septic inspections and repair on different properties in Maple Valley. Fast service. Can always get someone on the phone at the office. And when they make mistakes (don’t we all), they own up to them and fix it. I find that to be both rare and admirable. Will keep using them until they give me a reason not to!
Inspections & RepairFrom my first call, I felt like Tyler really took the time to hear my concerns as a homeowner needing to replace a septic tank in failure. I could not have asked for a better experience - truly happy in my interactions with Lilly’s so far! Don’t have an estimate yet for the work so can’t speak to pricing but have been happy so far.
Tank ReplacementI did a septic tank inspection and pumping and unfortunately the results were not good. However both guys did a great job, went to a lot of work to try to get it to pass and carefully explained everything and explained options and likely results. I really appreciated the job they did.

This Is For You If:
- You're selling a home with a septic system and want to protect your negotiating position
- You're a real estate agent who wants smoother closings and fewer last-minute surprises
- You're under contract and the buyer is asking about the septic system
- You have an older septic system and want documentation before listing
- You're tired of deals falling apart over preventable issues
This Is NOT For You If:
- You want the cheapest pass/fail checkbox inspection regardless of quality
- You're looking for someone to rubber-stamp a system you know has problems
- You need pumping only (we don't pump — we inspect, repair, and install)
Most Real Estate Deals Don't Fall Apart Over Price.
They Fall Apart Over Uncertainty.
When a buyer looks at your home and the septic system is a question mark, three things happen:
They Slash Their Offer
Fear turns into low-ball offers. Buyers discount for the unknown — and they always overestimate the worst case.
They Demand Emergency Repairs
Suddenly you're scrambling to get a contractor during escrow — on their timeline, at whatever price you can get.
They Walk Away
The deal dies. You're back on the market. Your listing goes stale. And the next buyer asks the same question.
All three are preventable. A single inspection report eliminates the uncertainty before it becomes a weapon.
A home sale is a six-figure transaction. A septic inspection costs a fraction of what a failed deal does.

Why a Pre-Listing Septic Inspection Is the Smartest Move
Protect Your Negotiating Position
When buyers see a documented system in good condition, fear disappears. Fear is what causes low offers. Remove the fear, protect your price.
Prevent Last-Minute Closing Delays
Nothing stalls a deal faster than septic uncertainty during escrow. We eliminate that uncertainty before your home hits the market.
Increase Buyer Confidence
Confidence increases offer strength. A professional septic report signals that you've maintained the home — and buyers reward that.
Find Issues On YOUR Timeline
If something needs attention, you find out now — when you have time and options. Not during escrow when you're under pressure and overpaying.

Every Fear You Have About Selling a Home With Septic — We've Already Solved It
Septic shouldn't be the thing that kills your deal. Here are the fears every seller has — and exactly how we eliminate them.
"The buyer's inspector is going to find something wrong and blow up the deal."
When you hand the buyer a Steadfast report before they even ask, you control the narrative. No surprises. No panic.
"What if the system actually has a problem I don't know about?"
If there's an issue, we identify it, explain your options, and give you time to address it strategically. Not reactively.
"The buyer is going to use the septic as leverage to negotiate my price down."
Buyers can't negotiate against documented condition. The report is your proof.
"I need this done fast — my listing goes live in two weeks."
Your inspection completed and the report in your hands — without chasing us for it.
"What if I can't be there for the inspection?"
We coordinate with your agent, tenant, or whoever has access. You don't need to be on-site.
"How long until I actually get the report?"
No "when we get to it." Your report comes back promptly, every time.
"I just found out Spokane County requires a septic inspection to sell — is this going to hold up my closing?"
This is routine for us. We handle Spokane County time-of-sale septic inspections start to finish — scheduled around your closing, with a transaction-ready report in your hands.
"I have no idea what this costs. Am I about to get nickel-and-dimed?"
One price for the complete inspection package. No upsells, no surprise line items.
"What if they find something and try to upsell me on repairs?"
If something needs attention, we tell you honestly and explain your options. We never condition the report on doing repair work.
"Is this going to cost me more than it saves me?"
A failed deal costs tens of thousands. This costs a fraction of that. The inspection pays for itself the moment it prevents a single price reduction or walkaway.
"Is this just a pass/fail checkbox that doesn't actually tell me anything?"
Tank evaluation, drainfield assessment, component inventory, photo documentation, and a clear written summary. Not a checkbox.
"Will my agent actually be able to use this in the transaction?"
Formatted for deal packets. Your agent can hand it directly to the buyer, buyer's agent, or lender.
"What if the report isn't thorough enough and the buyer's inspector finds something we missed?"
49+ years across three generations. We evaluate every component — tank, drainfield, pumps, controls, and distribution. If it's there, we find it.
